hAP ax2 SQ query timeout/5GHz signal strength

I’m going to have to bring this one up again because my hAP ax2 is really struggling at home. I don’t normally use my laptop at home as I’ve got a desktop PC but as you can see, it’s currently restoring a Reflect image after I, err, accidentally deleted C:\Users folder :wink:

So I’ve been sat on the table and the Wi-Fi connection is terrible Sure there is a very comfy chair in the way but the signal strength isn’t bad:

My neighbour’s Virgin Media Superhub is on the other side of two very thick walls and has a lower signal strength:

I’ve got Wi-Fi connections to both my Wi-Fi and my neighbours. My Lenovo laptop with a Realtek 8822CE AC NIC prefers to connect to my neighbours Wi-Fi even though the signal strength is lower. If I forget my neighbours Wi-Fi, the laptop sometimes connects to 5GHz but more often than not, there is a SQ Query timeout in the log and it falls back to 2.4GHz.

Something is definitely wrong with the hAP ax2. I’ve started another thread because I got totally confused with all the others posts which sound similar but with no definitive explanation or fix.

5GHz network is currently configured with WPA2 and WPA3. My gut feeling is something to do with this SA Query timeout - and management protection?

Any advice appreciated because it’s just wrong for my laptop to prefer a connection through two thick walls than a near line of sight hAP ax2.

Supplemental observation. So the laptop is falling back to 2.4GHz when it could work perfectly well at 5GHz. If I disable the 2.4GHz network (both have same SSID), the laptop immediately connects to 5GHz fine with IMO a reasonable speed (max is 850Mbps):
