Home network setup adive

Hi all,

Planning to upgrade home network. It is quite old, 100Mbps only and 2,4GHz wifi, and plan is to get some 100+Mbps internet from ISP as well.

Current setup is like this.
ISP cable modem - wifi router (directly connected to it 1 desktop and phone) - some 15m lan cable to another apartment to another wifi router (working as AP&switch) it connected to other devices, wifi and lan. Picture n1 in attachment (excel, sorry  approximate plan of apartment with positions of devices and how they connect. All is working fine, no issues.

First I thought just to get some Gbps&AC routers, 2 pieces, connected them like this, set it same, and forget about it. While I was looking at what to buy, some ideas came to mind. Want to create guest network, but it can’t be done with setup like this, would need some better equipment.
First thing everyone recommended was Unifi, but tbh it is too expensive, and too many devices would have to used, too much cables around (1 router, at least 2 managed switches and at least 2 APs), and as I want home network, would like as few devices as possible.
Then next was to get 2 new routers (TP link or what ever) that are supported by OpenWRT, install it and set it lile I want, with VLANs, 1 VLAN for home network, another for guest. But as OpenWRT is not default on any router, that I know of, I am kinda not sure about it, no support, can work like I want, most likely it will, but nothing guaranteed.

Then I came to Mikrotik. First ide was to get 2x HAP AC2 (or perhaps 3, depending on WIFI coverage). price would be similar to those 2 TP links (or similar) with OpenWRT.
Idea how I would setup network is in pic n2 in attachment. From what I found on internet, it should be doable with Mikrotik. It’s not like I first got this idea in the work, people are already using similar setups
Anyways, what do you guys think, is Mikrotik HAP AC2 the right choice? And how is it WIFI coverage, as antenas are integrated? first apartment, where main router will be is fine, just my father there, 1 router can do it no problem, other apartment is some 60m2, will HAP AC2 be able to cover it, that is why I put that 3rd one as optional.
1st one would be router, 2nd and 3rd just APs and LAN switch. All 3 can be set to work under CAPsMAN?
And what do you think about network plan? Would it be good to created 3rd VLAN for IOT devices, tv, ps4, some other stuff I might get?
And how easy or hard, would it be to set all that up? Never used Mikrotik before  read a lot last few days, here on forums and MK wiki, on reddit, watched some YT, believe I could set it all up

Any advice maybe, on plan? Should I change anything, remove, add, do something different… ?

Thanks in advance.
And sorry for bad english

I would put the second unit hapac2 very close to the tv wifi and the third unit another hapac2 where you have a switch.
No need for the first unit connected tot he ISP to have wifi from your picture (serves no one).

Unless there are devices in between that need dedicated line of sight 5ghz, the above seems better to me, in that you can reduce interference and still server with good signal the two main areas of interest and you have overlapping coverage in the central area. I think you would find that one central unit for 2.4ghz would serve the whole area but that is not the reality of 5ghz cell phones and other devices.

Thanks.

CAPsMAN configuration is OK for this?

What is generally best practice, to have 1 SSID for both 2,4 and 5GHz or separate them?
For example, should I set
1x home wifi (2,4&5), 1x guest wifi (2,5&5)
or
1x home 2,4, 1x home 5, 1x guest 2,4, 1x guest 5?

and should have been advice in title

Normally I’d say best practice is to have one single SSID for both networks.
The only case that comes to my mind for having two separate SSIDs is when you want to control which devices use which frequency, e.g. device 1 can only connect to 5 GHz, device 2 can only connect to 2.4 GHz, …
