Issues with custom IPs and logging in

Hey All

I am very new to mikrotik hardware and am having a fair few issues logging in when assigning custom IPs to ports on my routerboard 740UP.

The issue is as follows:

When i do a full hardware reset i can connect via the mac address and the default IP address (192.168.88.1) via Winbox. Once logged in I want to set custom IPs to certain ether ports. For example i set the IP 100.10.1.1/30 to ether port 3. I do this through the terminal and all is fine. If I then close winbox and log in again with the ip 100.10.1.1 it connects without any issues.

The problem comes when i remove the default IP address from the router so the only ip that remains is 100.10.1.1 on ether 3. Once that is done I am now unable to login with the IP 100.10.1.1. ( i am of course still able to logon via the mac address). After some time trying to connect it comes up with this error:

Its seems as soon as I remove the default IP i am no longer able to connect using previously working IP address.

I have used cisco equipment pretty extensively and havent every faced issues like this. The error leads me to believe the ports arent configured properly? If not how should they be configured?

Any ideas would be great.

Cheers
