Please tell me what should I replace on the board to repair my LAN1 port?
PoE works fine but there is no LAN transmission over LAN1.
I see there is a RTL8212-GR as a PHY under the radiator.
Is it everyting I need to change?

Yes, carefully replace RTL8212 and that’s all. Some times D701,D702 can be dead but it’s not frequently.
