I got my WiFi unstable some time ago. I switched to LAN but not I have a laptop with WiFi only and the problem back.
I tried different configurations with Tx\Rx power, different band types and frequency. But failed. The internet is unstable 
Now I begging community to help.
How do I test: ping the router through WiFi connection. It is unstable. From 1 ms to more than 100 ms.
How many devices are connected to the router: not more than 5 at the time.
Version: 6.44.2
This is a 2GHz access point, a very old model. Usually 2GHz spectrum is very busy. Ping under 100ms is normal for a wifi connection in 2GHz.

It was fine some time ago, ping was alwais around 1 ms (I’m playing an online game with ping reflection and it is very strict to the channel). I even watched stram tv through this AP in parallel.
Btw cpu is only 6% loaded.
Have you used RoS wi-fi tools (spectral-history, frequency-monitor) to find less busy channel(s) ?
Do you use 20MHz channel width ?

Yes I have. For sure my location is overloaded with other WiFi APs. I choose the hightst avilable frequency as it is ‘blue’ in spectral-history. Also I tried to vary with 20, 20/40 MHz. With B only, with N only. Works the same.
My warry is that my AP is broken. Couple of hours ago I bought one more AP (another brand) and it works fine
