What products do I invest in?

I got 2 different ISPs that I want load balanced in the sense that I want to be able to decide that certain applications (youtube, netflix, certain hosts) go through a specific WAN unless its down or sometimes like in my case, veeeeeeeery slow.

I need 2 switches, one per floor. at the very least 4 ports per switch.

A wifi access point with the possibility to add another point later on for example in the guesthouse right outside. (would that be doable through wifi or does it need a cable connection out?)

Remote configuration and/or access is not very important but a nice addition if not too expensive. I always have computers locally to configure with etc.

I might get some PoE cameras in the future, might as well take that into account.
