Can I get away with one outdoor AP instead of PtP setup over 40 meter?

I’m trying to connect my flat internet to another flat which is around 40 meter windows to windows distance.
The “source” can be outdoor.
Can I get away with using MikroTik mANTBox AX 15s in access point mode for some phones, computer, tablet and TV? Should be 5 clients in total and aiming for 150Mbps-ish real speed.
Or I need a proper PtP bridge and AP in my destination?

The flat is 3rd floor and 9th floor. The windows is engergy saving kind through.

For less than the cost of a single MantBox AX 15S (list $179) that could route some 500-600 Mbps, you could get a couple SXTsq 5 ac (list $65 each) that can route more like 900-1000.

In any case, the devices need to be outside, modern high insulated windows are generally a very good shield for wi-fi.

If there are esthetical considerations, you could think for only a little more money (list $228), to go 60 GHzm these are (IMHO) better looking:
