link down, link up, intermittently on AP port

I am seeing ether7 going down and up, intermittently, which holds the AP TP-Link EAP610 v1. I recently installed a PoE+ (https://www.amazon.com/dp/B07V24C4M8?psc=1&ref=ppx_yo2ov_dt_b_product_details) and I am connecting it to a battery. I re-wired all cables to T-568B (they are all properly wired), I have made sure all wires are in good state and have swapped with other wires, no luck, keep getting this intermittent down/up. It does affect if you are using Wifi and loading something.

Tried upgrading to latest Router OS v6, updated to latest EAP610 firmware, didn’t find any config that could have an effect on this. Any help is greatly appreciated!

I only have 2 devices which are 100mbit instead of gigabit, an Amcrest Recorder and a Zigbee Hub, should I buy a switch, add it to a port and connect those 2 to the switch? I’ve read having mixed speeds on the router can cause this situation.

Looks like the issue is gone when connecting the AP back with power supply, I am guessing the PoE adapter is not that good.
